Please see the comments I received this morning from Mr. Friedman. I
appreciate him getting these out prior to the meeting so we have time to

I have some minor and major concerns about the 153 unit hotel:
1. The listed setbacks provided do not match the dimensioning on Sheet
C-1
2. On Sheet C-3, R/W Construction Note # refers to the County R/W.
3. It is not clear whether the trash/recycling bins are to be covered
as required by
Sec. 110-656(1)(c)
4. Three parking spaces adjacent to the HC spaces in the front do not
provide the
required square footage.
5. Sec. 110-669(1) states "Locate surface parking in the rear or side
of buildings.."
Parking is shown in front of the building.
6. The landscaping plan within the parking areas does not conform to
the City
Codes. Sec. 110-687 requires perimeter landscaping; Section 110-688
requires
building landscaping; Sec. 110-689 states "interior landscaping for
off-street
parking shall conform to the requirements of Section 110-567 of this
code"
Section 110-567(a) states "offstreet parking areas in C-1, C-2, M-1,
and R-3
districts shall have internal and perimeter landscaping as follows:"
(Note that it differentiates between internal and perimeter
landscaping)
(1) pareking areas with ten or fewer spaces shall have at least one
ten-point tree
for every 5 spaces or fraction thereof planted within the interior of
the parking
lot.
(2) parking areas with 11 or more spaces shall have at least one
five-point tree
for every five spaces or fraction thereof interspersed throughout the
parking
area. In addition, one ten-point tree shall be placed ed at the end of
each row
where internal curbing would be placed, even though internal curbing
may not
be required"
At a minimum, the rear and outer sections of the side parkibng areas do
not meet the above code requirements.
Florida has a very broad public records law. As a result, any written
communication created or received by the City of Cape Canaveral
officials and employees will be made available to the public and/or
media upon request, unless otherwise exempt. Under Florida Law, email
