I included examples from Florida as well as a few from around the country. I was able to find a built example of the rendering from Mobile, Alabama. The footprint is slightly different, I guess because of site constraints, but the architectural treatment and details are the same. I think if we are able to at least get the same or better considerations regarding architectural features as shown in the rendering, then it will be a great victory for the City of Cape Canaveral. If there is a colonnade along the front, please suggest they curve the bottom of the architrave to match the porte-cochere. The resulting effect will be an arcade, similar to the Courtyard-by-Marriott Lake Buena Vista example I sent to you. This is much more dynamic and is a wayfinder as it suggests movement by "following the arches." If you have any questions, please do not hesitate to ask. Andre A. The example I prepared is more of a Mediterranean style of architecture with clay tiles, Palladian arch trim, and faux balconies. Also, I included a comparison document that I put together of images of examples of architectural elements that the Marriot brand have been successfully done around the state and the US. Specific concerns: * The building as is appears to be just one material, such as stucco with paint as the medium that is creating the contrast. The code requires at least 2 masonry building materials over at least 75% of the façade. * The first fifteen (15) feet - human-scale area, needs to have at least two (2) horizontal details that are less than 12 inches. * The columns in the porte-cohere do not have a base and seem to just disappear into the ground. * The columns need a horizontal trim between the base and the shaft, which will be one of the horizontal trim that will carry along the entire façade of the building. * The current roof line is monotonous and provides no visual or architectural. It does not meet the intent for Facade Rhythm. Should consider extending the fascia and installing cornices underneath, which will provide a repetitive architectural detail. * Sidewalk needs to continue into property. * Need to require a knee wall along A-1-A? Suggest that they match the balcony style, (if used). As I mentioned, it is important that we set the correct tone for the first building that will be built according to the this architectural code. We have a great opportunity to establish an iconic structure, if the developer is willing, will little effort.
