Dear Board of Adjustment Members: I am Linda Behret, an active member of the Turtle Coast Sierra Club, our local group of Sierra Club. In this capacity, and as a neighbor here in Brevard, I am writing to ask you not to grant a special exemption to allow a Cumberland Farms gas station (which I understand is planned to be a large one) on Rt AIA in your city. As a member of Sierra Club, I am concerned about cutting down trees, and I understand that in order to build on the site, Cumberland Farms would need to tear down a beautiful stand of tall oak trees, trees so tall and lovely that they qualify as Specimen Trees. The definition of a specimen tree varies from gardener to gardener. Some consider especially old trees as specimen trees. Others believe that trees with exceptional beauty are the ones that stand out as specimen trees. Still others will only consider trees that have reached a certain height. The trees that are in the way of the proposed gas station meet all of these qualifications, and it would truly be a shame to have to cut them down to add yet another gas station to a stretch of AlA that already has plenty of gas stations, and could never have enough of these lovely trees! Further, as a resident of our county, I am concerned about additional pollution being released into the environment— and especially so close to the Indian River Lagoon—from this proposed large gas station. The usual contaminants released into the environment from gas stations are represented by the stored and sold petroleum products such as gasoline and diesel fuel. These complex mixtures of volatile organic compounds (mainly hydrocarbons) and additives blended with the petroleum include benzene, ethylene dichloride (EDC), ethylbeneze, and naphthalene among others. Do the residents of Cape Canaveral and Brevard County, including yourselves, need to be breathing in more of these than we already are? I ask that you consider these points before making your decision tonight on the special exemption for Cumberland Farms. Thank you for your time and attention . Steve, I want to respond to your question about the value of residential condominiums located near the proposed 14 gas pumps and convenience store in Cape Canaveral. In the near term it might be detrimental but since our long term trend indicates rising condo prices I believe that would still be the long term result Personally, however, I would not be a buyer who would consider this type of commercial venture an asset to the neighborhood. I don'tthink I would be in the minority. The bigger issue is that the location proposed will result in more traffic congestion with real safety concerns along with environmental Issues upon which I am not qualified to comment. There is no doubt in my mind that there are other commercial properties near the Port that would far better serve the citizens of Cape Canaveral and the general public than the site proposed. FL 32920 Re: Proposed fueling station and retail convenience store Dear Mr. Dickey: , After learning Special Exception 2015-01 for development of a retail convenience store and seven fueling islands (aka gas station and food mart) was approved and will now be considered at the Feb. 26 meeting of the Board of Adjustment, I am compelled to forward my concerns for consideration. Development of this property on A I A would remove large, mature oak trees, green space as well quite zones near residential areas. I have attached a list of 21 automotive related businesses most of which are along AIA and some on North Atlantic, as well as a city map showing the locations of each business as well as photos of each business. Also attached is a copy of the Vision Statement of Cape Canaveral which, if this property is developed as proposed, completely negates the Vision Statement our elected officials have supported. And finally you will find a copy of Maggie Simony's comments from the Feb. 3 Opinion page of Florida Today as well as the Feb. 4 article regarding re -branding of Cape Canaveral. Easy, no need to spend thousands for a study. Despite the overwhelming number of existing convenience stores, gas stations, and most of all, input from Cape Canaveral residents, another multi -pump gas station will be added to the AIA corridor. Evelin Reid Cape Canaveral E Mr. Rocky Randels; Mayor of Cape Canaveral July 29, 2014 As President of our Association, I am writing this letter at the request of the residents of Cape Shores. We are quite concerned about an item before the Cape Canaveral Planning Board. They are considering a plan for a Cumberland Farms gas station/food mart on the property immediately to the South of our complex. Board members attended a meeting held last week concerning this development. We were surprised that being the immediate neighbor to the North we were not notified of this meeting. Though we have concerns about the development in general, our most pressing concern is the plan to use Cape Shores Circle as an access point for Cumberland Farms. As you may remember, this drive is now and has always been on private land built and maintained by the commercial property along A1A and Cape Shores Condo Association. It was only given an official street designation at the request of the fire department a few years ago. To my understanding, the developer has made a financial setlement with the owner of the commercial property to use this street as an access point to the proposed Cumberland Farms Project. For over 40 years we have had an agreement with this owner that Cape Shores residents would have unlimited usage of this road. Our concern is that the extra traffic this Project will generate at that point, will make that access almost impossible for the residents of Cape Shores. That access point is already very busy. At times of heavy usage (usually Fridays and Saturdays), traffic to Sunseed and the Wellness Center classes, causes traffic to back up at this entrance now. There is already a parking problem at that commercial strip. Overflow traffic has been parked along the access road, on the vacant property immediately to the south, and at times parked in Cape Shores visitor spots. In fact the lzzie's restaurant asked for permission to have their overflow traffic park at Cape Shores. That request was denied. If the Planning Board grants Cumberland Farms usage of this as an access road, it would become almost useless for Cape Shores residents. At that point we would have to consider fencing off our portion of that access point in order to stop the overflow parking problem and to stop customers from using Cape Shores other access point when traffic starts backing up on Cape Shores Circle entrance to A1A. We are also concerned that heavy usage by customers using the Cape Shores access point on A1A would limit access by the emergency and fire departments to Cape Shores residents. If parking and congestion problems force us to block off that access road, would the fire and emergency squads be comfortable with having only one access point for 300+ people?
