Subject: Questions for Board of Adjustments
Special Exception on Cumberland Farms

As a citizen and registered voter here in Cape Canaveral, I have a couple concerns about the
special exception for Cumberland Farms project that you will be deciding upon on February
26th 2014. 1 am drawing your attention to these so that they may be addressed at this public
meeting and that we as residents and business people can get clarification on.
1) 1 have a concern for not only the possible damage this gas station will do to the local
environment but public safety concerns as well. (a) For one instance unless certain measures
are taken a gas station can pollute the area especially with seepage of fuel and other toxic
chemicals from the underwater storage tanks. (b) Does the city know what precautions are in
place by Cumberland Farms to prevent this from happening? In other areas and cases
involving Cumberland Farms this indeed has been an issue.(c) If an environmental impact
study has not been done can they be scheduled before this project is approved?
2) Two years ago another gas station project was rejected by the City of Cocoa Beach
because they believed the project was not conducive to their city comp plan.
On July 1, 2013 The Brevard Times reported, "The Board ruled that RaceTrac had failed to
demonstrate how this project was compatible with the City's land development regulations,
the Comprehensive Plan, and would not adversely affect the public interest." (d)
Do you as a board member feel that Cumberland Farms has proved that their project is
compatible with the comprehensive plan of our city, the City of Cape Canaveral?
I ask that you as a board member to carefully consider the aforementioned concerns and
base your decision upon wise judgement on these matters.
