HomeMy WebLinkAboutCumberland Farms Proposed Gas StationDear Mayor Randels and Members of the City Council, The proposed development of the parcel of land between the new Dollar General store and the Sunseed Co-op with adjoining businesses in Cape Canaveral seems to be without discerning thought. Of course it would be advantageous to the owner to sell or lease the property. Of course it would provide additional income to the city. Of course the business would provide a job or jobs for some people. They seem to be all advantages. However, the jobs gained would only be jobs transferred from other facilities or businesses losing employees since the business would certainly consume business from other "like-businesses" of the area. There would be no gain for the community in that regard since it is extremely doubtful that such a business would "draw" new business to the area. Therefore, "zero sum gain". Moreover, it's very difficult to understand the planning for development of the community by the city that actually finds that the addition of the gas station/convenience store at the proposed site is beneficial. Where is the benefit, where is the "add" to the community. It's even more difficult to understand the allowance of the business in the area surrounded by a densely populated residential area when a "special exception" for the purpose is required. It's even possible that more residential development behind the proposed property would occur. Is there truly "planning" that occurs in the city or is it just a "hope". True, zoning is planning in a sense, but doesn't planning for the city include "what businesses can be located where in that plan"? My concern is that, if the city has actual "city planning" and a "master plan" to follow, how do we get in such consternation over a place that is "not compatible" with the neighborhood and needs "special exception" to be approved in the place CF wants to build? It's a complete paradox that such an issue should even be under consideration. The material to be marketed causes the "special exception". Therefore, how can it be something that belongs there?
