The city is continually adding documents to the PRR(public records request) section. Thank you. The information is creating a good deal of additional questions. The SE(special exception) app is there but not officially signed or dated by CF? Probably a preliminary action to gauge the look and feel of it. To note, there is no traffic study. The application is requesting a 24 hour window of operation(we have been told 18hours). The compatibility issue is a large question mark and the 1st question that is asked. Question 5 fails to answer the screening, buffering and landscaping question and simply refers to an “aesthetically pleasing finish, landscape and open space”, also how is added value a proper answer to creating a buffer? The application makes a good deal of assumptions and fails to genuinely address the questions that are asked. A special exception of a gas station is required to have 2000 feet between each of same, and if you exclude the 7-11 you are at a little over 2000 feet from the nearest. If you include you are well within 2000 feet, the comprehensive plan states the following in its’ goals: POLICY IG-1.1.1 The City shall request the review of plans of others to ensure compatibility between uses within Cape Canaveral and areas immediately adjacent to the Cape Canaveral city limits. (this means that 7-11 should be considered for the SE purposes)? ………………………… We need to have clarification on some of the above and so much more. This information needs to be prioritized and addressed sooner rather than later. The applicants were hoping these questions would be fully answered after everything was approved and IF we can get just a few of these questions answered, we may be able to shed some light on the true effects of this proposed development as it relates to traffic and compatibility. These are just a few questions and I hope you can help with some of the answers. As the city manager, this potential traffic issue is going to fall on your desk at some point if this project goes forward and it is my hope that you can have all of the information as a proactive tool to make sound choices. The alternative is a reactive position to solve what may be a traffic scenario that wasn’t properly addressed. If we choose the later, there is no wiggle room to create a secondary exit for the surrounding areas. These decisions will be permanent, I will refrain from making a joke. Ok, unless you can put an overpass to exit Cape Shores? I couldn’t help myself, but the issue is serious. 14 pumps and the traffic is assumed to be “normal”? Let’s find out!
