I appologize for the delayed response to your emails. I did some research and met with the City Manager regarding your concerns. As I understand it, the developer and their attorney
has been meeting with the President of Cape Shores, Gary Toenjes, and the association's attorney whom I understand to be Attorney Van Catterton. Also, the Cape Shores President, Gary
Toenjes, was also at the last Planning & Zoning Board meeting.
I'm told that both Todd Morley and David Dickey from the city staff have reached out to you. Please meet with them if you haven't done so already. Please also talk with Cape Shores Board
of Directors, especially the President as meetings have been taking place.
As you may be aware, The city is not going forward until the issues are addressed responsibly between the respective parties.
Hopefully I have provided you with some information and insite regarding your concerns.

Betty,
Good afternoon, I hope all is well. I am writing this email to get some feedback from you about the proposed gas station that is in the approval process. We are all aware that this
development will require mediation due to the special exception requirements for the gas tanks and/or alcohol. It is my understanding that when you hope to apply for a special exception
that you would follow the process of atleast attempting to satisfy surrounding areas that will be directly affected (500 feet). As one of those affected with this development, I want
to assure you that no mediation has been completed or even attempted. We have been told what we can accept and given no alternatives from the developer and buyer. The site plans remain
unchanged and no traffic study completed. 24 hour operation is a concern and has not been addressed. There are so many things that concern us as citizens about this due process that
is not being adhered to.
How can we have our concerns addressed by the developer and buyer? These questions require answers and you would think a business that wants to be part of our community would reach
out and help ease our concerns. I don’t think they are counting on the community to make this truck stop style gas station profitable? It is obvious they don’t care in the slightest
about the surrounding area. Scorched earth development….. When the community stakeholders aren’t required to ensure success you have very little concern about local needs. Please
help us avoid having to get these answers at the last minute and at the most inopportune time for our council members.
Please regard this message as one from a concerned citizen and please forward this to the Mayor and City Manager for help in getting these questions answered before it is too late.
