Todd: I wanted to give you a progress report on the Hunt
building and asked that you give me a letter. First we are on track for
closing around August 1, 2014. I will be (or a corporation that I’m
setting up as we email that I will control) 100% owner. I will be
getting a mortgage survey and along with a topo (for our future site
plan). What I need from the city is letter acknowledging our deal and
transferring it to our new Florida corporation. I will not have the
corporate docs done for about two weeks but I want to give you a heads
up that I will need the letter by August 1.
Also on another note, the Cumberland Farm deal is moving
forward, we are in the 90 day inspection period. I’m getting from
Allen Engineering a new legal for the remaining property, 3.65 aces with
includes the riverfront the fifty strip behind all the commercial and
the triplex on Holman Road. I will forward this to you hopefully
today. I will need the following out of the city during the 90 day
inspection period.
1. That the remaining land is a buildable lot with legal
access on Holman Road, we will let the prescriptive easement we know
that we own on Cape Shores alone at this time because my intent is to
be a good neighbor and see if we can negotiate an end to this easement
or limit access that is acceptable to all parties.
2. We are retaining a 24” ingress/egress easement along the
south property line of Cumberland Farm ( north side of Dollar General)
when we close the Cumberland Farm deal. This will be a second access
point for our river front land. We will need some type of development
agreement acknowledging this along with the right to install a sign for
our riverfront project on our retain easement on A1A. This sign cannot
reduce the signage the Cumberland Farm is seeking (does not reduce their
legal limit.
