stations. The 7-Eleven you referenced is not within the City limits and
therefore is not considered for separation purposes. The closest
station in the City is the BP station at the corner of A1A and Pierce,
which is greater than 2,000 feet. Hope this helps and let me know if

Todd,
Your code states that service stations shall not be located
within 2,000 feet of the property. There currently is a 7-Eleven
located approximately 1,000 feet north of the property on A1A. Will
this be an issue permitting and Convenience store with Gas or is this
issue addressed as part of the Special Exception process.

I don’t see it differently.
Floyd,
We are happy to perform an early Staff review of the Site Plan.
Our Ordinance requires:
1. Obtain Special Exception Recommendation from Planning &
Zoning Board,
2. Obtain Special Exception approval from Board of
Adjustment,
3. Obtain Community Appearance Board Approval,
4. Obtain Site Plan Recommendation from Planning & Zoning
Board,
Thereafter, approvals lie with Staff:
5. The Planning & Zoning Director makes a Final Site Plan
approval
6. Obtain a Site Development Permit and a Building Permit
from the Building Official.
Dave’s comment about any modifications is very much on point.
Because at each of the Board meetings (the first four steps), the Board
may impose conditions which could modify the site plan.

Yes, not a problem. Just understand that if there are any site
modifications as a result of P& Z or BOA input, the site plan will also
have to be revised.

Thanks for the email Floyd. Several answers for you:
1. There is no limitation to 24 hour operations in the
City.
2. You will need a Special Exception to operate the
automobile service center.
3. You can submit the Community Appearance Board
application concurrent with the Special Exception.
4. I am going to send you the dumpster enclosure detail
under a separate email.
5. You will also need to apply for a Site Plan Approval
which will be taken to the Planning and Zoning Board.
All of the needed applications can be found on the City website.
