Everything looks OK. There were a few errors, but they resulted in a more conservative analysis, so they do not effect the outcome of the study. I did make note of the County's plan to put in an Urban cross section on this portion of SR A 1 A. The city may want to require the developer to construct or reserve right-of-way for a southbound right turn lane. The existing two-way left turn lane has adequate capacity for the northbound left turns. However, this may be eliminated with the Urban Cross Section. Call me if you have any questions. Proposed Development and Trip Generation Trip Generation The lTE trip generation rate utilized the occupied room rate for All Suites Hotel and assumed 100% occupancy and is therefore acceptable. Trip Distribution The use of the Brevard County FSUTMS model is acceptable. The resultant trip distribution pattern appears to be reasonable and is acceptable. III. A revised Table 3 should be submitted to the City to incorporate the correct number of Residence Inn trips in the City's Concurrency Management System database, Intersection Analysis Figure 4 appears to have the same incorrect number of Project trips assigned. Again the Applicant has demonstrated that the study intersections will work with the higher volumes. Therefore, the results of the intersection analysis are acceptable. The unsignalized intersection of SR AlA and the Residence Inn is projected to operate at an acceptable level of service under the current roadway geometry. However, the County has plans to implement an Urban Cross Section between North Atlantic Avenue and King George Boulevard. This cross section will include a landscaped median which incorporates access management and will eliminate the existing two-way left turn lane. Study Conclusions The proposed development will generate a daily trip volume of 936 and a P.M, peak hour trip volume of83. The Project trip totals listed on page 12 are incorrect. The roadway segment analysis tables have demonstrated that the study roadways will have adequate capacity to accommodate the proposed development. The signalized and unsignalized study intersection analysis also indicate adequate capacity based on existing roadway and intersection configurations. In summary, based on the transportation analysis submitted, the Applicant has demonstrated that the proposed development will not adversely impact the transportation network within the identified impact area. Therefore, based on the traffic analysis submitted, we can recommend approval of the proposed development. However, as part of the approval documentation, the City should include a condition such that the Residence Inn set aside adequate right-of-way to allow construction of a separate southbound right turn lane (240 feet) when the proposed urban cross section is implemented.
