ORDINANCE NO. 21 -78,
AN ORDINANCE AMENDING SECTIONS 637.83, 637.91, 638.11,
C -1 AND C -2 ZONING DISTRICTS OF THE ZONING REGULATIONS
OF THE CODE OF THE CITY OF CAPE CANAVERAL, FLORIDA, BY
AMENDING THE PRINCIPAL USES AND STRUCTURES IN THE C -1
ZONING DISTRICT, BY ALLOWING GARAGES USED FOR VEHICLES
AND STORAGE OF PERSONAL EFFECTS; BY AMENDING THE MINIMUM
LIVING AND FLOOR AREA OF MULTIPLE FAMILY DWELLINGS,
HOTELS AND MOTELS IN THE C -1 ZONING DISTRICT, BY AMEND-
ING THE MINIMUM SETBACK REQUIREMENTS OF THE SIDE INTERIOR
LOTS AND REAR LOTS IN THE C -1 ZONING DISTRICT, BY AMEND-
ING THE MINIMUM SETBACK REQUIREMENTS OF THE C -2 ZONING
DISTRICT BY REDUCING THE MINIMUM LIVING AREA PER MULTIPLE
FAMILY DWELLINGS; REPEALING ALL PORTIONS OF THE CODE IN
CONFLICT HEREWITH; PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CAPE CANAVERAL, FLORIDA, AS FOLLOWS:
SECTION 1. Chapter 630 of the Code of the City of
Cape Canaveral, Florida, Zoning Regulations, is hereby amended
as follows:
(1) Section 637.83, Principal Uses and Structures,
C -1 Zoning District, is amended by deleting paragraph H in its
entirety, and substituting therefor the following new paragraph:
"H. Public and private parking lots; garages used
for vehicles and storage of personal effects only."
(2) Section 637.91, Area And Dimension Regulations: C -1
is amended as follows:
(a) Minimum Living or Floor Area: is deleted in
its entirety, and the following new provision substituted therefor:
"Minimum Living or Floor Area: Multiple family dwellings,
hotels and motels:
One bedroom: 650 Sq. Ft.
per dwelling
unit;
Two bedroom: 750 Sq. Ft.
per dwelling
unit, plus
200 Sq. Ft.for
each additional
bedroom.
Hotels and Motels: 300 Sq. Ft. per rental unit. Hotel
and motel units containing provisions for cooking or
light housekeeping shall have a minimum floor area not
less than 400 square feet.
All other principal uses
and structures: 300 Sq. Ft."

(b) Minimum Setback Requirements: C -1 is amended by
deleting the requirements for the Side Interior Lot setbacks
and the Rear setbacks, and substituting therefor the following:
"Side Interior Lot: Multiple Family Dwellings: 15 Ft.
Hotels, motels and all other
principal uses and structures:
0 Ft.; 25 Ft. when abutting a
residential zoned district."
"Rear: Multiple Family Dwellings: 15 Ft.
Hotels, motels and all other principal
uses and structures; 10 Ft.; 25 Ft.
when abutting a residential zoned
district."
(3) Section 638.11, Area And Dimension Regulations: C -2
is amended as follows:
The following provision of the Minimum Setback Require-
ments: C -2 which reads as follows:
"Minimum Living Area per Multiple Family Dwelling:
850 sq. ft." is deleted in its entirety and the following new
phrase is substituted therefor:
"Minimum Living Area per Multiple Family Dwelling Unit
650 sq. ft."
SECTION 2. All sections of the City Code in conflict
herewith are hereby repealed.
SECTION 3. This ordinance shall become effective
immediately upon its adoption.
ADOPTED by the City Council of the City of Cape Canaveral,
Florida, this 6 day of February , 1979.
