Atlantic Avenue, Cape Canaveral, FL 32920 (Canaveral Breakers) RE: CITY OF CAPE CANAVERAL NOTICE OF PUBLIC HEARING —COMPREHENSIVE ZONING MAP & FUTURE LAND USE MAP AMENDMENTS This letter is to notify you that the City of Cape Canaveral is initiating several administrative Zoning and Future Land Use Map (FLUM) changes. Your property may be affected by Ordinance(s): 11-2023 & 12-2023, The proposed Ordinance(s) will change the property's current Zoning Map classification from C-1 Commercial to R-2 Medium Density Residential, and the current Future Land Use Map designation from C-1 Commercial to R-2 Medium Density Residential. This is part of a City initiative to rezone certain properties to reflect the current use, which is residential. Residential uses have historically been allowed in the C-1 district through the special exception zoning process. However, this changed in 2016 when the City Council revised the City Code by removing residential uses from the list of possible special exceptions in the C-1 district. This administrative rezoning process will serve to eliminate or reduce inconsistent uses within the City. Please be advised that the City of Cape Canaveral will conduct several public hearings regarding the Ordinances as follows: Planning & Zoning Board/Local Planning Agency (LPA) Meeting November 15, 2023 at 6:00 P.M. or soon thereafter. City Council Meeting - First Reading December 19, 2023 at 6:00 P.M. or soon thereafter. City Council Meeting - Second Reading and Adoption January 16, 2024 at 6:00 P.M. or soon thereafter. All hearings will be conducted at City Hall located at 100 Polk Avenue, Council Chambers, Cape Canaveral, Florida. The LPA and City Council reserve the right to postpone or continue the Public Hearings on any of these Ordinances without further notice Interested parties may attend the hearings and be heard. In addition, written comments regarding the Ordinances can be submitted to the City of Cape Canaveral, C/O Community & Economic Development Department, 100 Polk Avenue, P.O. Box 326, Cape Canaveral, FL 32920-0326 prior to the meeting. For more information, contact the Community & Economic Development Department at (321) 868-1220, ext. 139. The proposed Ordinances and this Notice may also be inspected by interested parties during regular City business hours, Monday through Friday (8:30 am to 5:00 pm), at the City Clerk's Office located at 100 Polk Avenue, Cape Canaveral, Florida. Persons with disabilities needing assistance to participate in any of these proceedings should contact the City Clerk's office, 48 hours in advance of the meeting. The meetings listed above are public hearings. If you decide to appeal any decision made by the City Council with respect to any matter considered at these meetings, you will need a record of the proceedings, and for such purposes, you may need to ensure that a verbatim record of the proceedings is made upon which the appeal is based.
