CASE NO. 23-336 SHANE RANDALL REYNOLDS TRUSTEE CASE NO. 23-336 SHANE RANDALL REYNOLDS TRUSTEE Notification Summary Notice of Violation: -11/2/2023 certified mailed out,as of 11/30/23 has yet to be delivered to Shane Reynolds. The property was also posted on 11/3/2023 in accordance with F.S. 162.12 Notices along with the required posting at City Hall. CASE NO. 23-336 SHANE RANDALL REYNOLDS TRUSTEE 8/6/22 There was a fire in a rear first floor storage room that completely damaged the room and put a hole in the roof. Due to the fire damage the room and the second floor area directly above, which contains two dwellings, have been deemed unsafe and were posted by the Building official Mike German. 5/18/23 The Code Enforcement Manager received a complaint from Peg Schaller that the fire damaged room still has not been repaired and people are living in the second floor units. The complaint was forwarded to me to investigate. A site visit revealed the fire damaged room has not been addressed and the unsafe conditions remain. A check of the second floor units did reveal an individual in it but they denied living there. I contacted the owner, Shane, and explained to him no one can be upstairs until the fire damage has been repaired and inspected. We also discussed what the repair status is. Shane explained he has no insurance and his tenant is not paying rent so he is looking for someone to help him. Case #23-336 Synopsis CASE NO. 23-336 SHANE RANDALL REYNOLDS TRUSTEE 5/24/23 –9/2423 Staff continued to receive complaints that individuals are living in the second floor units as well as a closet next to the fire damaged store room. Each time I would respond but only once did I find someone in the units. They refused to acknowledge me, so I contacted Shane and he said he would come out and remove them. 11/1/23 I was informed that Peg Schaller complained about the fire damage still not being repaired and individuals continuing to go upstairs. A Notice of violation was generated and sent certified mail and the property was posted. I was contacted by Shane who found the posting and we discussed what needs to be done to come into compliance. He understood and said he found someone to help him. 11/13/23 Due to the life safety issues and continued complaints that the violations are not being addressed I generated a Notice of hearing and posted the property. Shane contacted me and I explained our concerns and that he needs to have a plan in place to present to the Magistrate what steps he is going to take and an expected completion time. PROPERTY REPRESENTATIVE STAFF RECOMMENDATION Based on the testimony and evidence submitted at this hearing,staff respectfully requests the Magistrate find the respondent(s),in violation of the notice of violation and give the respondent until March 1,2024 to comply with the Notice of Violation and have compliance confirmed by the Code Enforcement Officer.
