Brenda,
We took a quick look at the application and have a few comments. I’m not sure if we are over-stepping, but see below:
1. The acreages of each parcel shall be added to the survey, per Sec. 98-66(b)(1)d.
2. Property Zoning is R1 with a minimum lot size of 7,500 SF, a minimum lot width of 75’, and a minimum lot depth of 100’. Therefore, the front of both parcels shall be identified as
Ridgewood Avenue in order to meet the minimum lot depth requirement.
3. Under R1 zoning, the setbacks shall be Front – 25’; interior sides – 8’; rear – 25’; and side street (Central) – 25’.
4. Easements should be provided along all property lines for public utilities and drainage.
