Please provide any answer you gave to the city attorney’s question “Do you have that email that I sent you with that planning information and depiction of how to deal with this kind
of lot? I can’t seem to find it. I’d like to see that again before I comment further because I thought that information had insight on how to deal with these strangely dimensioned
lots.”

It is definitely a serious radius. I don’t recall seeing anything like that in CC before. The problem on the south side is, of course, the west 75 feet of the original lot was conveyed
to the adjoining parcel.
Do you have that email that I sent you with that planning information and depiction of how to deal with this kind of lot? I can’t seem to find it. I’d like to see that again before
I comment further because I thought that information had insight on how to deal with these strangely dimensioned lots.

Anthony, I have reviewed the plat for consistency with City Code, particularly Chapters 98 and 110. The only item I have identified of concern is the lot’s consistency with Sec. 110-276,
paragraphs (2) and (3). As this is a corner lot, the radius of the SE corner impacts the two frontages along Ridgewood and E. Central with respect to meeting minimum width and depth
requirements in the R1 district. However, the parcel’s other two boundaries, along the north and west property lines, meet the minimum width and depth requirements. City Code doesn’t
address the situation of applying Code width and depth standards of a corner lot with a curvilinear shape. Therefore, as the parcel meets the minimum lot area requirements of 7,500
square feet, I am going to determine that Code’s minimum area and dimensions are met.
