If that is not possible forward the suspicious mail to phishalert@cityofcapecanaveral.org ________________________________ David, Based on the review of the code requirements, I find that the lot does meet the minimum lot requires for R-1 zoning. The front of lot needs to be designated as Ridgewood Avenue. The lot depth of 116.19 exceeds the minimum lot depth requirement of 100’. The lot width of 76.01’ exceeds the minimum lot width requirement of 75’. Based on the designation of the front being Ridgewood Avenue, I’ve attached a sketch showing the code required setback. I’ve scanned the Property Appraiser’s website for other corner lots in the City of Cape Canaveral having an R-1 zoning designation. Based on this aerial review, it appears that a rear setback has been applied to the lots and not the two side yards as we discussed yesterday. With that being said, the minimum living area is something the architect will need to consider in the design of the structure. However, the front and rear designation does not prevent the owner from having a rear or side loaded garage with the driveway coming off of Central Blvd. It also does not prevent the owner from placing a pool in the rear setback. Note that the front designation is to demonstrate minimum lot requirements and for addressing. Please let me know if you have any other questions or if we can be of any further assistance. Thanks. You will see what I have done is run a parallel line with the radius 25 feet from the property line to indicate the two front yards. The rear setback, which runs parallel with the western property line, is approximately where the line indicating the 75 foot width measurement is. And obviously, the side 8-foot setback is along the northern property line. Call if you have any questions. Thanks.
