Again, I want to say thank you for raising important questions about the proposed DiChristopher lot split. Your questions triggered an in-depth review and analysis of City Code related
to corner lots.
During this week, Staff has spoken to the City Attorney and Mike Allen, Allen Engineering, who collectively have a great deal of experience in land development and subdivision, and the
general consensus is the current definitions in the Code do not adequately address how to determine corner lot compliance with zoning dimensional requirements.
For this reason, Staff will be bringing an item to the P&Z Board, and ultimately the Council, to address this Code matter. In the meantime, I will be recommending that the DiChristopher
application be postponed for the time being. We will also conduct research into how this has been addressed in the past for similarly situated developed lots as well as best practices
from other cities..
With respect to your email about what questions went to the consulting engineer, they were conveyed via a phone conversation earlier this week. As I recall, I asked about how the lot
depth and width definition in the City Code applied to the proposed lots and whether the proposed lots met minimum City zoning requirements.

Hi Pat. In response to the statement/question contained in the balloons:
1. I understand the rear yard setback is 25 feet, not 8 feet in R-1.
2. As I recall, it is a line connecting the 25 foot point on the north and west property lines to help determine how a structure could/would be laid out on the property.
