RE: Residential Lot Split
Parcels 24-37-14-51-9-21.1 and 24-37-14-51-9-21.02

I received my notice in the mail regarding the request being made by the owners of the above-
mentioned parcels in Cape Canaveral Gardens on Central Blvd. I wanted to send in my comment and
state that I am against this request and believe it should be denied.
Looking at the history and the current zoning map it clearly shows that the Cape does not have a lot of
R-1 areas and I believe that it should be maintained as is to save the balance in Cape Canaveral. Central
Blvd is a beautiful street with beautiful homes, and I believe it should be kept as is to save the integrity
of the area.
If this lot is passed as R-2 it will set the precedent for other undeveloped areas and other vacant lot
owners/developers on Ridgewood and Central Blvd. and Surf to go for R-2, R-3, or push the demands
further to commercial. With the growth and change in Cape Canaveral the standards need to be
consistent with the Zoning.
Mr DiChristopher bought the property in 2018 knowing the area and the zoning, so why change it.
