As you can see, I appraised the entire property, and extracted out the value of the cottage as noted on page 2 as having added value to your property of $80,000. I arrived at that figure by comparing your property to other properties either with our with the guest cottage/apartment. I did have to make some large adjustments based on when the properties sold to the effective date of appraisal, land value/site size, etc. As I stated in the appraisal, and to you yesterday on the phone, the last sale of a small oceanfront home in the Cape Canaveral/Cocoa Beach market area that I am aware of sold in 2008, and it did not have a guest cottage. I hope this helps resolve the issue with being able to complete renovations on the cottage. If you decide you'd like me to discuss the appraisal and results with anyone, just shoot out an email with whomever it is.
