HomeMy WebLinkAbout boafdiscussion RE Air Conditioning below BFEWhat zone is it in Bob? Mechanical, electrical and plumbing equipment is not allowed below the BFE with few exceptions. Only permitted uses below the BFE for new construction are parking storage and access. Mechanical equipment that might service these areas from above must, itself be located above the BFE. Walls located below the BFE must also be constructed of flood resistant materials(insulation?). That’s new construction, Non substantial improvement is another story. The walls were enclosed (AE Zone) insulated and drywalled, but not included in the energy calculations. The A/C unit was added afterward by change order of the builder – post c/o. There is an argument made that no calculations are needed since it is not living space (but we know it will be) and therefore exempt from those calculations. It’s a separate 3 ton unit.
