I have informed the applicant of these deficiencies in order that she may discuss these items with you at the meeting and possibly achieve conditional approval from your board. I have invited the applicant to attend a preliminary staff meeting where these types of items would normally be noted. Note that this is not a complete site plan review, only a summary of noted findings based on the Community Appearance Board submittal. 1. The proposed Burger King elevations indicate there is to be accent lighting on top of the coping at the east end of the structure. City Code Sec. 94-6 prohibits accent lighting. Sec. 94-6. Prohibited signs and features. (j) Accent lighting. Accent lighting on the exterior of any building is strictly prohibited within the city. Accent lighting means electric discharge tubing attached as an integral decorative or architectural feature of the building and not connected or giving the appearance of any connection to the overall signage of the project. 2. It appears that the maximum number and size of permitted wall signs will be exceeded. Additionally, city code requires the screening of all air conditioning (AC) units. This plan does not show where the AC units are going to be located. Frequently, they are located on the roof. Where roofing extends under AC equipment, the building code requires these stands to be elevated on equipment support stands. Consequently, if the developer intends to place these units on the roof, the proposed parapet walls will not be high enough to screen the AC's from view. The parapet walls may need to be raised higher or the AC units placed on the ground and screened from view.
