Deborah F. Dean
5.The land referred to in this Commitment is described as follows:
Units 1, 2, 3, 4, 5, 6 and 7 of Cape Canaveral Professional Building, a Condominium according to the Declaration of Condominium thereof recorded in Official Records Book 2292, page 2699,
of the Public Records of Brevard County, Florida, and all amendments thereto, together with its undivided share in the common elements.
SCHEDULE B - SECTION I
REQUIREMENTS
Requirements:
1. Payment of the full consideration to, or for the account, of, the grantors or mortgagors.
2. Instrument(s) necessary to create the estate or interest to be insured must be properly executed, delivered and duly filed for record:
a) Warranty Deed from Deborah F. Dean, joined by spouse if married or marital status with non-homestead language if applicable to the proposed insured.
3. Other instruments which must be properly executed, delivered and duly filed for record, and/or other matters which must be furnished to the company:
Provide a satisfactory Owner's Affidavit of Possession and No Liens. Said affidavit, when properly executed at closing by the seller(s) if any and mortgagor's herein will serve to delete
the standard lien and possession exceptions for the policy(ies) to be issued.
Redemption of outstanding Tax Certificate(s) numbered 5373; 5374; 5375; 5376; 5377; and 5378 for unpaid taxes against tax parcel number(s) 24-37-23-CG-00041.0-0013.01, 24-37-23-CG-00041.0-0013.02,
24-37-23-CG-00041.0-0013.04, 24-37-23-CG-00041.0-0013.05, 24-37-23-CG-00041.0-0013.07 and 24-37-23-CG-00041.0-0013.08.
Proof of payment of taxes for the year 2013 must be furnished.
Satisfaction of the mortgage from Deborah F. Dean to Nancy Patricia Harris, Individually and as Trustee of the Harris Family Trust dated February 11, 2010 recorded August 15, 2012 and
recorded in O.R. Book 6669, Page 380.
Furnish proof from the Condominium Association that it has approved the sale to the proposed purchaser; that all condominium fees, Master Association Fees if any and assessments have
been paid in full; and that there are no delinquencies.
Submit proof that all municipal charges and assessments and all municipal service charges for water, sewer and waste collection, if any, are paid.
NOTE: All recording references in this commitment/policy shall refer to the Public Records of Brevard County, unless otherwise noted.

SCHEDULE B - SECTION II
Schedule B of the policy or policies to be issued will contain exceptions to the following matters unless the same are disposed of to the satisfaction of the Company:
1.Defects, liens, encumbrances, adverse claims or other matters, if any created, first appearing in the Public Records or attaching subsequent to the Effective Date but prior to the
date the proposed Insured acquires for value of record the estate or interest or mortgage thereon covered by this Commitment.
2.Any encroachment, encumbrance, violation, variation, or adverse circumstance affecting the Title that would be disclosed by an accurate and complete land survey of the Land. The
term "encroachment" includes encroachments of existing improvements located on the Land onto adjoining land, and encroachments on the Land of existing improvements located on adjoining
land.
3.Rights or claims of parties in possession.
4.Construction, Mechanic's, Contractors' or Materialmen's lien claims, if any, where no notice thereof appears of record.
5.Easements or claims of easements not shown by the public records.
6.General or special taxes and assessments required to be paid in the year 2014 and subsequent years.
Any lien provided by County Ordinance or by Ch. 159, F.S., in favor of any city, town, village or port authority, for unpaid service charges for services by any water systems, sewer
systems or gas systems serving the land described herein; and any lien for waste fees in favor of any county or municipality.
Any and all unrecorded leases and the rights thereunder and anyone claiming by, through or under said tenants.
Terms and conditions contained in Declaration of Condominium of Cape Canaveral Professional Building, and all exhibits attached thereto and recorded at O.R. Book 2292, Page 2699 as amended
at O.R. Book 2701, Pages 2819 and 2834.
Easement recorded in O.R. Book 2290, Page 2443.
Any loss or damage resulting from a lien for assessments pursuant to Section 718.116(5)(a), Florida Statutes, or for unpaid assessments pursuant to Section 718.116(1)(a), Florida Statutes,
notwithstanding any assurances to the contrary in any attached ALTA 4 Condominium Endorsement or Florida Endorsement Form 9.
