GENERAL 1. The survey provided was for lots 5,6,7,8,13,14,15,&16, block 7; while the site plan only addressed lots 5 & 6. 2. The items circled are the individual electric meters For underground power provided by Florida Power & Light. 3. The run-off from the roofs will be directed to the awale areas. 4. There were no trees over 4" in diameter that existed on the property that could be saved per section 640.09, Preservation o£ Trees. Some smaller trees could be and will be saved. PAVING, GRADING & DRAINAGE 1. Expansion, contraction and construction ~ointa are specified in the body of the drawing and are shown. The drives and sidewalks will be to the City of Cape Canaveral requirements. 2. The spot elevations are between 10.19 & 10.49. The lots are almost level. 3. The elevations for the Four garages are 10.83 on the south end eloping down to 10.67 on the north end. 4. The dimensions given :Ear the awale areas are the average widths and lengths calculated at mid-depth (2-1/2"). The volumes are essentially correct using those values. The awale volumes are approximately 25y oversized to allow for minor variations. 5. The retention areas are dimensioned in a general callout for each swale and are sized in the notes. 6. There is no way to prevent same of the water from going into the street. The driveways will be sloped slightly in the directions of the swale areas. 7. Every effort will be made to capture the water, in the retention volumes. Sanitary Sewer 1. The City of Cape Canaveral only requires the water/sewer services to individual units be installed per Sections 1205. 3 and 1205. 4 of the Standard Plumbing Code. The services will be installed per those reouirements. 2. The sanitary sewer would be much simpler and less exoensive to install as you have outlined, but it woulu reouire a ten foot wide easement to each lot to allow one oroperty cwner' s sanitary sewer to be on another owners orooerty. These easements have a lengthily legal description and are an undesireable selling feature to most property buyers. The dimensions shown for the retention areas are to the top of the sideslope and are not the average width or length stated in Mr. Quinn's letter of November 21, 1988. Using scaled dimensions shown on the plans, we have calculated a total pond volume that is 370 cubic feet less than the volume shown. With our calculated volume, the proposed retention pond/swale system is less than the required amount for the site. 3. We recommend that a mildly sloped swale be formed in the driveway slab so that runoff is directed towards the retention areas and not the street. Sanitary Sewer 1. The location of the water services should be relocated to provide a 10-foot horizontal separation between water & sewer facilities, per F.D. E.R. 2. It would appear that a simpler design may be utilized to provide service to the individual units; perhaps a single 6-inch lateral from the street, with laterals running east and west in front of the units.
