Hi Carmen. I’m not sure if you have received a copy of the City
Engineer’s memo dated July 10, 2018 related to your property, so I have
attached it for your convenience.
I want to point out the memo discusses an important fact regarding
storm flooding on your property. Specifically, that when the property
was being redeveloped in 2014, City Staff recommended that your first
floor slab be raised to meet current FEMA standards. This would have
resulted in the slab being built one foot above the highest adjacent
grade and certainly would have lessened your current flooding situation.
However, because the redevelopment cost did not exceed 50 percent of the
value of the property, FEMA regulations allowed you as the property
owner to waive this requirement and maintain the existing slab height –
which you did.
Since the redevelopment in 2014, the City constructed a French drain in
front of your property specifically to assist you with storm drainage.
In addition, the City Engineer has visited the property on several
occasions to assist you with this situation. Please let me know if there
