I’ve been checking to find the agenda for the upcoming Planning and Zoning meeting and nothing has been posted. Will Planning and Zoning be voting this week on the proposed zoning changes?
We haven’t been notified of a vote and we’re still hoping to make some progress in getting all of the land accessed by Oak Lane to be converted to R1.
Frankly, Cape Canaveral is losing an opportunity to provide single-family residences to SpaceX and Blue Origin employees. Many of these folks are moving to communities such as Viera
where there are more options for single family houses. Don Haynes could profit nicely from building high-end single family homes on his 3 acres. Cape Canaveral would benefit as well!
That said, if Don Haynes' property is ultimately zoned to R2, we will need to have our property (north side of Oak Lane) rezoned for R2 as well. This is simply a matter of making a business
decision that keeps the options open for us. We do think R1 is best for this neighborhood, but if the city allows yet more multiple-family housing at the end of the road, our land value
goes down and we will need to have the options provided by R2. I want to make this decision at the last minute because I really, really would like to see this entire beautiful neighborhood
preserved for something that is rare in Cape Canaveral: modern upscale single-family homes on lovely old-Florida tree-filled land.
Additionally, I’m concerned about your verbal assurances to me and to the Planning and Zoning board that the city will not allow Don Haynes to build 45 units on that land. If the zoning
is changed to R2, can the city legally limit how many units he builds, as long as he follows all codes? It seems arbitrary and unenforceable to allow R2 and then place limits on it.
