with my assistant that one has not yet been submitted.

Hi David,
I just wanted to check-in where we are at on this project. We
previously submitted the DRC application and attended the City DRC
meeting on April 11, 2018. Unfortunately I did not personally attend
that meeting, but my understanding is that that the project was approved
with comments. One of your comments, required an updated Traffic Study.
Please note that Mosh has the updated Traffic Study that supports the
provided parking count for this project.
From your email below, it is noted that the next step is Community
Appearance Board (CAB). Please confirm that what we have submitted for
the DRC will meet the requirements of the CAB review/approval process.
We look forward to hearing from you and continue the City’s approval
process for this project.

I am very happy to hear that you and the city are excited about
the project as I invested lot of time, thought and money into it. My

Hi Mosh. In response to your email from March 5, the following
is provided.
Step 1 - You will need to apply for the City Development Review
Committee review. A concept site plan and renderings are needed for
this. From the materials that you showed us when we met, you have enough
to apply. The DRC application can be found on the City webpage.
Step 2 - The project will need to receive Community Appearance
Board approval for new construction as well as your desire to build to
65 feet. A concept site plan and renderings are needed for this. From
the materials that you showed us when we met, you have enough to apply.
The CAB application can be found on the City website.
Step 3 – As this is a mixed-use project, the City Code requires
that a PD approval be approved. Sec. 110-741 spells out what must be
included in the Concept and Land Use Plans. The Concept Plan review is
conducted by the DRC while the Land Use Plan goes to the P&Z Board and
the City Council.
As the property is within the A1A Economic Opportunity Overlay
District, you will need to ensure that its requirements are being met.
They are primarily related to the building and site layout. These
standards can be reviewed in Sec. 110-621 thru 656.
Step 4 - Site Plan approval will be the final approval required.
This is an approval considered by the Planning & Zoning Board and they
will make a recommendation to Staff for a final approval. An engineered
site plan is required as part of this application. Specific requirements
can be found in Sec. 110-222.
