Looking at the map from the Brevard Property Appraiser website - again
- it does look like the townhouses from 227-232 are not in the Red
outline for Ocean Woods.
I adjusted the purple area to represent the whole easement – as I am
seeing it on the map and deeds.
This is only the start to figuring this out. Thank you for the info!

Mr. Suprenant:
My name is Ron Sommers, and I have documents which I have attached
related to the easements of the subject sand path. By way of
explanation, I am the husband of Gloria Sommers, president of the Ocean
Oaks COA where we live, and who also concurrently serves as a director
of the Ocean Woods HOA, where we own two properties, the first purchased
in 1995. I am retired, but now find myself Gloria's part-time
research assistant, which is the I reason that I happen to have the
attached documents readily available. I am referring to your April 11
email response (which Gloria shared with me) to a Mr. Sekowski, whom I
do not know.
I would not interject myself further, but have one point of
clarification that I hope will help. You referred to the arborist
working five years ago in the "Ridgewood Ave City roadway easement
area." The entire arc of property between the south black line and the
matching arc of the red line immediately north (on your map) was deeded
to the City of Cape Canaveral in 1993. This is one of the documents
included in the attachment, as well as easements predating the 1993
deed.
I also wanted to alert you to a discrepancy, perhaps, in the map that
you attached. It appears from the map that the entirety of section 232
is not the property of Ocean Woods. However, to my knowledge, it is the
easternmost single-story unit only, along with property to the east of
the structure, that does not belong to Ocean Woods (knowledge of which,
as I understand, was a shock to Ocean Woods, who had been treating the
property as common area for years). In the drawing, it appears that not
only that unit but the four adjacent townhouse units immediately to the
west would not be part of the Ocean Woods community. I am sure that
this is not the case, but wanted to alert you to the discrepancy.
Last, Gloria and I happen to own the top floor, northwest corner unit
of the north building in Ocean Oaks (the corner almost touching the
black arc line in your attached photo.) I invite you to"survey" the
entire layout from our balcony, or perhaps, better yet, I would be happy
to take you up on the roof for an even better bird's-eye view. Note
from your aerial view photo that you will have visibility of all the
lines (red,white, and blue!) appearing in the photo. I have included
my wife and Donna Lugo, president of the Ocean Woods HOA as addressees,
and perhaps the three of you can discuss the various property lines,
ie., Ocean Oaks, City of Cape Canaveral, Ocean Woods, and Harbor
Heights, from the balcony or roof. Please feel free to invite anyone
you wish, if you think that such a perspective might be helpful
