My approach on this is simple, if we are successful with our
request to BC on the impact fees being spent on W. Central, case closed.
Any needed capacity improvements tied to the hotel can be wrapped into
the complete streets project.
If we are not successful, the developer will be responsible for
paying for any capacity improvements to W. Central needed as a result of
the 301 rooms. This is in addition to the impact fees. This is the
purpose of the traffic study. If we are not successful and the study
determines improvements are needed, we are not opposed to the developer
receiving impact fee credits equal to the cost of the improvements.
Obviously, that will require a conversation with the County.
We will know whether we are successful with BC long before CO
time and therefore where the funding is coming from. For purposes of the
wording of the condition, I am discussing with the City Attorney. Dave

Can I see the condition language if it changed.
Hypothetically, if we have to do something with respect to
traffic on W Central and come to agreement on what that it’s, that work
should be done in conjunction with the City’s proposed work with respect
to complete streets and use of the impact fees. It’s unknown when this
will happen.
So, if traffic improvements are to be made because of impact and
the work is waiting to be coordinated with complete streets, the
condition should speak to this coordination and not be tied to our
receiving CO

We have only been able to order traffic counts on West Central
Blvd. Three day test on Tues - Thurs this week. Same outfit that did
the counts for the City in 2014.
We are awaiting two proposals for the traffic analysis of W
Central and the intersection. I’m told this will take 3 to 4 weeks to
finish. Everyone is very busy. Took me over a week to even get call
backs due to work loads and the holiday week.
