HomeMy WebLinkAboutRE SR A1AGeorganna: First let me apologize for the delay if this was in our court for a response. If I understand, the proposal is to realign the existing driveway on the east side of SR A1A to create a plus intersection with Thurm Blvd and install a traffic signal. The proposed improvements are to support proposed/approved development at the intersection. The good news is that the spacing of this intersection would appear to be a location where signalization could be pursued, although it is just short of our signal spacing standards of ¼-mile. A signal warrant analysis would need to be completed showing that the existing and/or proposed level of demand meets signal warrant thresholds. The driveway on the east side of the roadway appears to be a private connection, therefore the realignment would need to be completed by permit. Also, if private development is creating the need for signalization, the developer(s) are normally responsible for the cost of design and installation. Moving forward, the next step would appear to be for the property owners to schedule a meeting with our local operations unit to discuss permitting requirements. Sincerely, Michael Sanders, P.E. Hopefully this can shed a little more light on the matter. The draft plan is attached. Please see marked up version below. All properties are zoned C1 Commercial. There are two principal owners involved in this initiative: Bob Baugher and Tom Hermansen. Both are in support of the traffic light. * Property A: o Address: 8600 Astronaut Blvd. o Owner: Astronaut Properties c/o Bob Baugher. o Lot size: 5.51 acres o Building size: 64,000 sf. o Use: Single tenant office building. Currently under refurbishment for a new tenant. o Tenant: Comprehensive Health Services (CHS). They will be moving into their corporate headquarters into the building later this year. 400+ employees. o Notes: The existing driveway connection to SR A1A would be closed. A new driveway, to align with Thurm Blvd., would be constructed on Property B. * Property B: o Address: 8550 Astronaut Blvd. o Owner: Cape Canaveral Joint Venture c/o Tom Hermansen o Lot size: 12.44 acres o Building size: 161,000 sf. o Use: Vacant. Recently used for light manufacturing. The owner intends to split up into 2 to 4 sections and lease to different tenants o Notes: * A new driveway, to align with Thurm Blvd. would be constructed on this property. * If a light was installed, owner would seek to develop an outparcel for a small national/regional chain restaurant on the southeast corner * Property C: o Address: 8701 Astronaut Blvd. There are a total of 9 contiguous parcels, collectively addressed. All are bound by a Development Agreement with the City of Cape Canaveral as a Port of Call Facility. o Owners: Astronaut Properties c/o Bob Baugher, Cocoa Beach Motel c/o Bob Baugher and Robert A. Baugher, Trustee o Lot Size: approx 20 acres. o Building Size: Multiple buildings o Use: Port of Call Facility including Radisson Hotel and Convention Center. o Notes: Owner has developed draft plans for up to two additional hotels on the south side of the Radisson, as well as one or two out parcels for national/regional tenants on the northwest corner of the intersection. We believe a lighted intersection at this location could facilitate better/safer traffic movement especially considering the increased traffic flows from the coming CHS workforce and two additional hotels.
