We think it would improve traffic movement, but I’m not completely sure of all the approvals that it would need to go through. Any guidance would be much appreciated. Hopefully this can shed a little more light on the matter. The draft plan is attached. Please see marked up version below. All properties are zoned C1 Commercial. There are two principal owners involved in this initiative: Bob Baugher and Tom Hermansen. Both are in support of the traffic light. * Property A: o Address: 8600 Astronaut Blvd. o Owner: Astronaut Properties c/o Bob Baugher. o Lot size: 5.51 acres o Building size: 64,000 sf. o Use: Single tenant office building. Currently under refurbishment for a new tenant. o Tenant: Comprehensive Health Services (CHS). They will be moving into their corporate headquarters into the building later this year. 400+ employees. o Notes: The existing driveway connection to SR A1A would be closed. A new driveway, to align with Thurm Blvd., would be constructed on Property B. * Property B: o Address: 8550 Astronaut Blvd. o Owner: Cape Canaveral Joint Venture c/o Tom Hermansen o Lot size: 12.44 acres o Building size: 161,000 sf. o Use: Vacant. Recently used for light manufacturing. The owner intends to split up into 2 to 4 sections and lease to different tenants o Notes: * A new driveway, to align with Thurm Blvd. would be constructed on this property. * If a light was installed, owner would seek to develop an outparcel for a small national/regional chain restaurant on the southeast corner * Property C: o Address: 8701 Astronaut Blvd. There are a total of 9 contiguous parcels, collectively addressed. All are bound by a Development Agreement with the City of Cape Canaveral as a Port of Call Facility. o Owners: Astronaut Properties c/o Bob Baugher, Cocoa Beach Motel c/o Bob Baugher and Robert A.
