HomeMy WebLinkAboutRE BRB Site Plan Review Submittal (1)Hi Noel. Thanks for the update. I would consider the retention/stormwater facilities accessory to the principal structure (warehouse). As such, the City Code prohibits the installation/construction of an accessory use without first having a primary use on the property. From a practical standpoint, it would seem to be premature to build the stormwater facilities without first knowing the square footage of the impervious areas such as the building and parking areas. Also, to gain a site plan approval (which is needed to get the stormwater size and location), we need to know all of this information. What we don’t want to occur is that a tenant wants something other than what is on an approved site plan and then having to go back in and start that all over again. Waste of time and money. In regards to the project status, our client; Ambassador Services Inc. / Randy May, proceeded with expanding on the size of his facilities on port property in order to quickly accommodate impending cargo storage needs. This expansion on Port property reduced the urgency to move forward with the permitting of the proposed structure and site retention project as previously submitted. As such, ASI and the adjoining property owners (Maysen and BRB) do not have a specific structure planned at this time. However, they do have an interest in proceeding with the development of the retention pond, if City Staff is willing to permit the retention development without permitting a structure. So as I understand it, your client wants to move forward with permitting only the master drainage facilities. The building, parking, landscaping will all occur at some point in the future. My only question is what assumptions did you use to design the stormwater given that you don’t know the size of the building or how mush parking area you will need? Seems like you could only answer those questions once you have a tenant. The engineering and public work review comments were mostly informational and some required notes on the drawings but none of them trigged any major changes to the proposed site plan. The only change that was not due to review comments and was requested by our client is the timing of building/storage construction. The proposed storage was intent for a specific user which is not ready to committee to the lease at this time. Our client would like to proceed with the master drainage plan permitting and construction and have the site drainage ready and constructed when they get a firm commitment from the proposed building user or from any other developer with an interest on the use of the property. I have enclosed copy of the revised site plan showing the building to be constructed in future, everything else is the same as previously submitted. Please let me know if any additional information, revisions or paper work will be required for the proposed drainage plan review and approval. The proposed building is to be use for bulk storage where all material is being handled by conveyors. Based on the info provided by our client, the largest number of employees they will have is 4 employees. The proposed parking is parallel parking's and located at the east side of the building. The proposed east driveway width is 35' wide and the parking spaces are shown to be 10' wide X 20 feet deep which will allow for a 25' wide driveway. If additional parking spaces is required, the reaming east paving could be used for additional parking if required. The parking and driveway width is shown on sheet C-3.
