The concepts should include - new intersection that squares with Thurm - a generic outparcel for a restaurant size building of 3,500 +/- square feet with traffic pattern and parking around it - show that we would eliminate the southern entrance to the Craig Tech building - show that Bob would move the CHS entrance so that all traffic would turn into this complex at the light. - run the entrance at this light in a reasonable distance to manage traffic to bobs property and to our property without having the road actually go anywhere beyond the East side of our new outparcel. This will take some creative drawing on your part. We would present to DOT and City the plan you have now (As Is Condition) and this new Concept condition. I cant speak for the City but I believe they want a light there and Todd Morley indicated willingness to help us push for it. Tom C. I believe Todd wanted to include it the A1A work coming up. Anyhow we need a concept drawing showing a lighted intersection with west side stay roughly the same and the east side with a new entrance that splits both properties (the alignment looks like most of the new intersection will be on Tom’s side unless FDOT allows us to do an intersection with an offset in the roads going east/west. I would give up my southern A1A driveway cut, and I assume Tom would give up the one to the South, but that is a decision for him and his partners, but to get the light we need to direct all traffic off both properties to the light. Tom already sent you a mockup of an out parcel that he wants to incorporate in this design at the new lighted intersection in his parking lot. Both west properties will need modifications to their parking lots/site plan, but we will deal with that after we have a decision on the feasibility of the light. Any question call me.
