Not sure about access. I would assume A1A. Need to check with
FDOT. Also a possibility with Columbia (more on that below).
However, there are no sewer and water utilities there currently.
There are two scenarios that I'm aware of where those utilities could
get there.
1. The cleanest option. Last year we brought sewer and water
north from our lift station 6 on Imperial drive all the way to Homewood
suites Hotel (along the rear of the properties). At that point we are
blocked by Pindziak. He will not allow us an easement. If somebody could
convince him or buy him out we would want those utilities extended all
the way to the Port. Including Mosh's piece.
2. This one is messier. The Steve Cayer parcel (north of Mosh)
is under contract with The Daniel Corp from Orlando. They want to put a
125-room Holiday Inn there, accessed from Columbia. They have the same
problem with sewer and water. Until we bring up utilities, they are
working with the Port to get an easement (they are landlocked by the
Port) and then go under A1A to catch up with our Lift Station 7 on the
west side of A1A. Because it would likely be a pressure line we would
allow it, but not take ownership. By agreement, when LS6 comes up in the
future they would have to connect.
I can put you in touch with the Daniel Corp if you want to
partner.
