Week after next when I get beyond this project I'll come and see you.
That concept is long term planning and purely speculative.
The demand will determine the use. We have no idea who the end users
will be yet. In a business park like the one I imagine developing you
will likely have a mix of uses, cargo, manufacturing, auto processing,
rental car operators, storage of items coming into or going out of the
port, etc etc. I don't see the benefit to Cape Canaveral in trying to
regulate the use if it's all commercial in nature and in new buildings
or properly buffered outside areas.
You didn't know you were going to have a major brewing company before
Florida Brewing Co came, but you have one now and it's good, not because
we like beer but because it's a operating business that push taxes.
That interior area will not be suitable for retail, lodging, or
residential housing. Port related users are the ones that are going to
need the space and justify its development.

Tom,
I recognize that the project is conceptual and spec at this
point.
We wanted to talk with you about the use.
So much of the EOOD is use-based. If we know that it will be one
of the uses in the table it will be much easier to swallow than if it’s
just inside and outside storage.
As you know, we have high hopes for best uses throughout the
city, especially in the overlay.
I agree that we are not likely to get hotels and retail
throughout all of the area, especially farther east in the overlay. My
point is that an identified use will help.
Looking forward to talking with you when you are ready.
Thanks,
Todd

Todd: Let's wait a little; I'm traveling some next week and
otherwise jammed up on a project. It's premature and I don't want to
take time from both of you for something that may not happen for a
while.
When I have a prelim site plan for what we are considering based
on actual live tenants in need of space, I will ask for a meeting with
you and David.
I appreciate your eagerness to help. As long as we can remain
flexible within the Overlay district, I'm confident we can work together
to find the best solution.
Thanks for the offer to meet.

Tom,
Could you meet with me and Dave Dickey one day next week to go
over the project?
I’m thinking Tuesday or Wednesday.
