Todd:
The only rendering of the International Drive intersection improvements
would be the FDOT drawings. The City has not selected the type of
entrance sign yet – but it would be low profile. Joyce is working with
the artist for the North Atlantic Project.

Todd:
There will be limited disruption to that property – I’m guessing we
will be completed in that area prior to Cumberland Farms beginning
construction. A new pedway will be installed on the east side of their
property – some lane closures on North Atlantic Avenue will also be part
of the streetscape project. I believe you were working on expanding the
easement area with them on the southern end of the property? The
engineering drawings are attached.

Roadway Improvements
Cumberland needs any information it can get its hands on to understand
the scope, timing and potential impact that the planned improvements to
both Atlantic Avenue and A1A may have on the property.
The lease is asking for all sorts of reps and warranties as to the fact
that these roads will not change, which obviously is an issue for us.
We need to show them as much as is publicly known and have these
uncertainties acknowledged by them.
Are the Atlantic Avenue improvements finalized? Please send me what
presentations, staff reports, or other plans that you have with respect
to this work.
I have the latest FDOT reports, which are vague, with respect to A1A I
believe. Can you send us the latest that you have.
Visibility
Cumberland lease also imposes penalties, as a partial taking, if the
visibility of their store or signage is somehow obstructed by a
governmental entity. This brings into question the size and scope of
the monument that Cape Canaveral is planning for the easement area that
it is requesting from the property owners. This means that before
finalizing the lease with Cumberland, or at least during their due
diligence period (over the next 90 days) Cape Canaveral will need to
come up with the size and scope of the monument so that Cumberland farms
will know what generally will be constructed in front of the store.
