The Assemblage Plot plan is attached.
This is all to our knowledge at this time.
The three parcels to be assembled and their respective anticipated
uses.
1. Mary W. Crowder Trust (main parcel with building and fueling
stations)
2. High Oaks Ranch Store, LLC
(secondary/access/stormwater/parking)
3. Deborah Dean (access only)

Landowner’s Representing Attorney
Scope:
* Complete tear down of all improvements and removal of
outdated/unused Underground Storage Tanks (UST).
* New Gas Station/Convenience Store - Cumberland Farms or Wawa -
with 4 islands, 2 pumps each for a total of 16 fueling stations.
* Gas Station/Convenience Store will lease the main parcel from
the Crowder Trust parcel (the Trust is unwilling to sell). The other
parcels will be fee simple under common ownership.
* All three parcels will be combined for the project (replat??).
* The City desires an easement on the southern tip of the Crowder
Parcel. The development team has indicated they will support a City
easement, subject to the terms of their lease.
* The Development Team desires to have first right of refusal on
any sale by the Crowder Trust and will condition/stipulate a permanent
City Easement in the event they own.
