I believe the water is Cocoa, but the sewer is Cocoa Beach.
We will need to work with whatever entity it is.
Regardless, can we count on the Port’s support with the connections on
Port property?

Scott,
We have a prospective hotel development project in the City of Cape
Canaveral that we want to support and we need CPA’s help.
The problem: we can’t get sewer and water to the parcel until we solve
the Pindziak easement problem.
Details (see map below):
* Hotel developer is under contract to purchase the Cayer
property (in yellow).
* We have a brand new, state of the art, upsized regional lift
station (see lift station 6, denoted with a red circle “1”). It is
large enough to serve the entire connector road area.
* From lift station 6, we have sewer and water lines that extend
through easements north to the Homewood Suites Hotel parcel. They stop
there (red line).
* Pindziak will not grant an easement to extend the sewer and
water lines further northward across his property. So we can’t get to
the Cayer property.
* We assume the Port Fire Station is served by sewer and water
utilities, generally in the area shown with a red circle “2”.
* We are asking the Port to authorize a temporary sewer and water
connection to this location, at the hotel’s expense.
* At such a time when the City’s sewer and water lines extend
north through Pindziak’s parcel and the Port parcel, the hotel would be
required to connect to the City system.
* The City will draft the Agreement with CPA’s consent.
* We would like for this Utilities Agreement to accompany the
Connector Road Agreement we are currently working on. This is in
consideration that:
o The utilities will be located in the R/W created by the Connector
Road Agreement and approved by the City Council and Port Commission.
o It demonstrates our joint/reciprocal needs of each other and our
commitment to cooperate and further strengthen jurisdictional/partnering
ties.
* All three parties will need to work with the City of Cocoa
Beach, as the provider of your sewer utility.
* The developer is in agreement with all of the above terms.
We understand that the Port wants hotel rooms within its jurisdiction.
We understand our market will sustain another 450 – 750 rooms in the
next 3 to 5 years.
CPA will get the hotel rooms and the City may get one or two hotels
more before saturation.
We are asking for a partnering. Between the City and the developer,
there will be no cost to CPA.
David Greene, David Dickey and I truly want to make this happen ASAP.
Getting the Agreement executed along with the Road Agreement will be
enough for this project to get moving along in and through the City
approvals/permitting processes.
Can the CPA help us make this a reality?
