With my work load I have only had conversation with two other Code Official’s at this time, but am planning on making more calls this week. I will update you when I have any additional information. I was looking for an update on the overhead garage door and the automatic garage door opener at the North garage at 8934 Puerto Del Rio Drive and the associated Building Code issues. I also wanted to let you know that the South garage overhead door at 8934 Puerto Del Rio has similar violations as the North door, that is missing metal straps and re-enforcing brackets at the hurricane struts. The automatic operator which acts as the brain and contains the power for the chains and lifting of the door also is installed below the 8 foot level in violation of the manufacturer's warning labels, just like the other one. You can see that Private Garages are limited to 1,000 square feet, and with exceptions can be increased to a maximum of 3,000 square feet. The fact that these garages are associated with a residential condominium does not matter, just like the pools at the condominium are subject to the rules of Public Pools because it is a requirement imposed by law. These garages would be treated like the Port Canaveral or Orlando Airport or Mall parking garages. That is, Egress requirements, Accessibility and Americans with Disability rules apply as well. Section 406.4.1 requires a clear height of 84" including pedestrian traffic at Public Garages, the same applies to Private Garages as well. Please let me know if you need any additional information.
