At Hayes Microbial, 100% of the slide is read so the LOD is based solely on the total volume. Raw spore counts that exceed 500 spores will be estimated. Blanks Results have not been corrected for field or laboratory blanks. Background The Background is the amount of debris that is present in the sample. This debris consists of skin cells, dirt, dust, pollen,drywall dust and other organic and non-organic matter. As the background density increases, the likelihood of spores, especially small spores such as those of Aspergillus and Penicillium may be obscured. The background is rated on a scale of 1 to 4 and each level is determined as follows: ND : No background detected. (Pump or cassette malfunction.) Recollect sample. 1 : <5%of field occluded. No spores will be uncountable. 2 :5-25% of field occluded. 3 : 25-75%of field occluded. 4 : 75-90%of field occluded. 5 : >90%of field occluded. Suggest recollection of sample. Fragments Fragments are small pieces of fungal mycelium or spores. They are not identifiable as to type and when present in very large numbers, may indicate the presence of mold amplification. Indoor/Outdoor There are no national standards for the numbers of fungal spores that may be present in the indoor environment.As a general rule and guideline that is Comparisons widely accepted in the indoor air quality field,the numbers and types of spores that are present in the indoor environment should not exceed those that are present outdoors at any given time. There will always be some mold spores present in"normal" indoor environments. The purpose of sampling and counting spores is to help determine whether an abnormal condition exists within the indoor environment and if it does, to help pinpoint the area of contamination. Spore counts should not be used as the sole determining factor of mold contamination. There are many factors that can cause anomalies in the comparison of indoor and outdoor samples due to the dynamic nature of both of those environments. Water Damage indicatoi> < : : i These molds are commonly seen in conditions of prolonged water intrusion and usually indicate a problem. Common Allergens Although all molds are potential allergens, these are the most common allergens that may be found indoors. Slightly Higher than Outside Air The spore count is slightly higher than the outside count and may or may not indicate a source of contamination. LSigt►itacantty Higher than OtdsideAfr'i The spore count is significantly higher than the outdoor count and probably indicates a source of contamination. • Ratio Abnormality The types of spores found indoors should be similar to the ones that were identified in the outdoor sample. Significant increases (more than 25%) in the ratio of a particular spore type may indicate the presence of abnormal levels of mold, even if the total number of spores of that type is lower in the indoor environment than it was outdoors. Color Note Fungi that are present in indoor samples at levels lower than 200 per cubic meter are not color coded on the report, unless they are one of the water damage indicators. Common plant pathogens and outdoor numbers become very high following rain. Most of the genera are indistinguishable by spore trap analysis and are combined on the report. Health Effects: Health affects are poorly studied,but many are likely to be allergenic. AspergillusiPenicillium Habitat: The most common fungi isolated from the environment. Very common in soil and on decaying plant material.Are able to grow well indoors on a wide variety of substrates. Health Effects: This group contains common allergens and many can cause hypersensitivity pneumonitis. They may cause extrinsic asthma, and many are opportunistic pathogens. Many species produce mycotoxins which may be associated with disease in humans and other animals. Toxin production is dependent on the species and on the food source for the fungus.Some of these toxins have been found to be carcinogenic. Basidiospores Habitat: A common group of Fungi that includes the mushrooms and bracket fungi.They are saprophytes and plant pathogens.In wet conditions they can cause structural damage to buildings. Health Effects: Common allergens and are also associated with hypersensitivity pneumonitis. Cladosporium Habitat: One of the most common genera worldwide. Found in soil and plant debris and on the leaf surfaces of living plants. The outdoor numbers are lower in the winter and often relatively high in the summer, especially in high humidity. The outdoor numbers often spike in the late afternoon and evening. Indoors,it can be found growing on textiles,wood,sheetrock,moist window sills and in HVAC supply ducts. Health Effects: A common allergen,producing more than 10 allergenic antigens and a common cause of hypersensitivity pneumonitis. Stachybotrys Habitat: Commonly found in soil and on decaying plant material. It is cellulolytic, and can be found indoors on wet materials containing cellulose, such as wallboard,ceiling tile,and other paper-based materials. It is found outdoors on decaying plant material although it is rarely detected on outdoor air samples. Health Effects: Allergenic properties are poorly studied and no cases of infection have been reported in humans. They do however produce potent tricothecene mycotoxins. The toxins produced by this fungus can suppress the immune system affecting the lymphoid tissue and the bone marrow. The mycotoxin is also reported to be a liver and kidney carcinogen. Page 5 of 5 itue JP Meld z■ � t I ) INSPECT THE UNINSPECTED Client Name: Mathew Bebber Inspector: Ginger Stanley Location Address: 211 Caroline Street, Unit 8-8, Cape Canaveral, Florida 32920 Inspection Date: May 7, 2015 MOLD-SPEC was retained by the client to perform a Preliminary IAQ Assessment at the above referenced location. The purpose of this IAQ Assessment is to identify the presence or absence of microbial growth and assess the indoor air-quality as it relates to mold. This study was requested by the client based upon indoor air quality concerns and small children occupying the apartment. Mold Inspection Details: A mold inspection by an MOLD-SPEC inspector includes a full visual assessment of a property's readily accessible areas with use of specific tools of our trade in order to identify any possible "red flags" that could be causing a mold growth problem. It also includes the collection of 2 air samples. The first must be taken from outside and serves as a "control," every home or business has "normal" levels of mold and this will determine what is acceptable for a property in your area. It also shows that all the equipment/supplies used were working properly and makes our results legally binding.The other air sample is taken from the area inside the home or business that the inspector and client agree is the area of greatest concern. These 2 air samples will determine whether or not elevated conditions exist at the property in question. For those that wish to confirm the source of a mold problem and receive specific instructions for remediation, additional mold testing is necessary. We provide surface samples (swab or tape lift) and in-wall cavity air samples to accomplish this task. When an inspector finds something specific that they believe is compromising the indoor air quality of a property, he will suggest one of the above samples mentioned. If the problem shown by the general air sample is the same seen at the localized testing location, we can not only confirm that is the source of a MOLD-SPEC 1 POST OFFICE BOX 730514 ORMOND BEACH, FLORIDA 32173 1-855-409-2837 problem, but also offer exactly what you need to do in order to fix it. If the problem area is large enough, multiple samples may be suggested to establish precisely what has been contaminated. Additional general air samples are also beneficial to determine how far an air quality problem has spread. SAMPLING MEDIA MOLD-SPEC utilized air-o-cells as a method for assessing indoor air-quality within the subject property while performing this Indoor Air Quality Assessment; Airocell samples- MOLD-SPEC collected nonviable air samples utilizing a high volume sampling pump calibrated to a flow rate of 15 liters per minute. Air samples were collected by running the collection pump for approximately 5 minutes at a flow rate of 15 liters per minute (L/min). The Air-O-Cell sampler allows airborne particles to be pulled through the cassette filter by the high flow pump that impacts the airborne particles onto a sticky transparent glass slide in the center of the cassette. The slide can be stained and analyzed by routine laboratory techniques. An outside control sample was collected for comparison (21141814). Indoor air samples were collected in the Hallway (211141507). The cassettes were sealed and placed in a plastic bag along with the Chain of Custody and shipped via Federal Express to Hayes Microbial Consulting (HAYES) for microscopic examination to identify the genus level, the type and airborne concentration of fungal spores. DATA INTERPRETATION Currently in the U.S., no federal agency has clear authority to regulate exposure to biological agents associated with Building Related Illnesses. Countable bio aerosols have no Permissible Exposure Limits (PEL's) or Threshold Limit Values (TLV's) for the following reasons:the culturable/countable bio aerosols have no single entry: the human response range varies greatly from one individual to the next; it is not possible to collect and evaluate all bio aerosol components using a single sampling method; and the information relating bio aerosol concentrations to health effects is generally insufficient to describe exposure response. Due to the wide variety of microorganisms found across different regions of the U.S. and the influence of normal humidity and temperature conditions, the concentrations of bio aerosols vary significantly from area to area. General speaking, the indoor flora should be lower than, but similar(genus and species) to that of the outdoor air. Indoor air counts are typically expected to be 30—80%of the outdoor spore counts, with the same general distribution of spore types present. Spore counts in filtered air, conditioned air or air remote from outside sources may average 5 to 15%of the outside air at the time of sampling. Spore counts in dusty interiors may exceed 100%of the outdoors to some degree, but will still mirror the outdoor distribution of spore types. All furniture and contents to be cleaned prior to moving to another location. Furniture and contents will need to be removed prior to mold remediation. 2) Set AFD (Air-Filtration Device) in Bedroom and Kitchen . Air-Filtration Device will need to remain in place for 4-5 days after the mold remediation has been completed. 3) The HVAC will need to be shut down until mold remediation has been completed. Dehumidification or Portable Air-Conditioning may need to be set in the private office during the mold remediation process. Relative Humidity will need to be maintained at 55% of lower. Using portable air-conditioning and dehumidification will prevent high relative humidity and adverse effects of heat stress on workers and productivity and the possibility of further microbial growth. The HVAC can be turned back on approximately 2-3 days after drywall has been removed, the areas heap vac'd and wiped down with an antimicrobial agent 4) Remove cabinetry in the kitchen and discard. Remove hot water heather to access drywall in the hot water heater closet. Remove the drywall in the hot water heater closet from the floor to the height of 4 feet, the adjoining wall to the common bathroom will need to be inspected for microbial growth. If microbial growth is present the drywall in the bathroom will need to be removed 12-18 inches beyond growth. Once the cabinetry in the kitchen is removed, the drywall will need to be inspected for microbial growth, if microbial growth is present the drywall in that area will need to be removed 12-18 inches beyond the microbial growth. MOLD-SPEC ""— POST OFFICE BOX 730514 ORMOND BEACH, FLORIDA 32173 1-855-409-2837 5) Hepa vac all the walls, exposed framing, floors throughout the private office, including concrete block and firing strips. Including the hallway outside the private office. 6) Wipe down all exposed framing, remaining walls, floors, baseboards, doors,jamb and trim, windows, light fixtures, appliances with an mixture of water and antimicrobial agent. Virtually everything in the entire apartment. 7) The HVAC plenum and ducts will need to be cleaned by a State Licensed HVAC contractor. 8) Post remediation Clearance Verification is strongly recommended and should be performed by a STATE LICENSED MOLD ASSESSOR prior to and build back of the impacted areas. The Clearance Verification will consist of visual assessment to verify that no active moisture sources or visible indicators of mold activity exist. Air samples will be collected to help verify that the indoor air quality of the structure is consistent with normal fungal ecology and that no elevated presence of mold spores exist. Mold Remediation Contactor to follow the IICRC S530 Guidelines for Professional Mold Remediation, along with the Florida Standards of Practice. It is recommended that prior to clearance testing, the air- filtration devices be shut down 1-3 days prior to testing. Standard Mold Remediation Procedures If professional mold remediation is recommended, this work should be carried out by a mold remediation professional that is STATE LICENSED IN MOLD REMEDL4 TION. Please do not attempt to handle this work on your own. Doing so puts your health and the health of other occupants of the property at risk. These are some of the mold remediation procedures, but not necessary for EVERY job. 5 MOLD-SPEC POST OFFICE BOX 730514 ORMOND BEACH, FLORIDA 32173 1-855-409-2837 7: Removal and Discarding of Contaminated Materials • Remove infected drywall, insulation and building materials at least 12-18 inches past any visible microbial growth. • All contaminated debris should be double bagged in 3 mil contractor bags twisted, goose necked and sealed with duct tape. • The sealed bags are to be wiped clean with the appropriate disinfectant in the containment before transport to the disposal area. • There are no special requirements for the disposal of moldy contaminated materials or debris. Moldy materials that are bagged can be disposed of with other general waste. • All contaminated materials should be wrapped in plastic and sealed with tape before being taken out of the containment area through the unaffected areas for disposal. • Sometimes building material, furniture, flooring, etc can not be evaluated until it has been jarred from its location. For cases like this,the mold remediation company hired should be trusted to give an honest evaluation. 8: Restoring a Damaged Item • If an item such as kitchen cabinets, clothing, furniture, etc were damaged you should have a yes/no answer to whether or not your item can be restored. • How this needs to be done is dependent upon the item in question. Wood may require sanding,clothes a simple rinse in the wash,etc. • Some items like cabinets may appear to be salvaged, but after they are removed the damage is worse than our inspector anticipated. Trust the mold professional you hire for advice on whether or not something can be restored. 9: Final Cleaning • After the contaminated material has been removed,the contained area is to be HEPA vacuumed again. • If any visual mold is seen on studs HEPA sand affected area. • In the event that an item cannot be restored it must be replaced, even if it is building material. • The contained area is to be wiped down with an antimicrobial, biocide and/or detergent solution. • The contained area is to be HEPA vacuumed again. 10: AFD-Air-Filtration Devices or Air Scrubber(s) • Multiple air filtration devices or air scrubbers should be used on all properties with a mold condition. How many used is based upon cub footage of the areas affected. 11: HVAC- Air Duct Cleaning • HVAC system and air ducts should be Sanitized and disinfected, including the blower motor and coil. 7 MOLD-SPEC POST OFFICE BOX 730514 ORMOND BEACH, FLORIDA 32173 1-855-409-2837 12: Final Inspection—Clearance Sampling • Prior to containment removal and re-occupancy of the space a STATE LICENSED MOLD ASSESSOR should do a visual inspection and conduct air sampling. Air samples should be taken inside the containment area and in an adjacent area to insure cross contamination did not occur during mold remediation. 13: Containment Used During Reconstruction • After the work area has passed clearance testing,the enclosure can be used to contain the dusts generated by sheetrock replacement and sanding. This can be used to reduce the clean up when reconstruction is complete. Attached are the lab results from HAYES MICROBIAL CONSULTING, an independent microbiology laboratory. The results are ELEVATED, they are not within normal limitations, MOLD REMEDIATION IS RECOMMENDED. The findings of this report represent our professional opinion or judgement.
