After talking to the Contractor this morning, we have agreed (with your pending approval) that
the submitted grading plan be considered an initial plan subject to clearing the lots.
Once cleared,the soils and proposed grades may be adjusted, including raising the 7.0' floor slab
of the second home.
The revised grading plan (if necessary) will be coordinated with the two new western homes on
the south side of Oak Lane.

1 Oak Lane Site Grading Plan Review
We have reviewed the submitted lot grading plans for 127 and 131 Oak Lane and note the
following:
1. It appears the perimeter swale systems have no outfall. As the swales are proposed to be 7"
(+/-) deep and soils have not yet been determined, there is a strong possibility of ponding
yards for an extended period. Please have engineer review Oak Lane existing south edge
grades to see if storm runoff can be directed south. Also need to consider impacts on two (2)
homes constructed to west.
2. The different floor finished grade of nearly 1.5' (+/-) may need to be adjusted.
3. Overflow storm flows may impact the proposed floor of 7.0' (+/-). Also, how will driveways
be graded as they may also pond?
4. Elevations of the south properties (adjacent to these two lots in Ocean Gardens) will be
needed, as recent problems have been noted from construction of the two western homes.
5. Percolation tests should be submitted for the proposed lot swales along with some drainage
calculations showing impacts from major storms.
6. As Ocean Gardens lots located south of 127 and 131 drain onto property, the drainage plan
needs to be adjusted. Options might include rear lot easements, small yard drains for Ocean
Garden lots, or other concepts.
