Appraiser’s Office as well as the Brevard County Planning & Development
Department (PDD). What we have determined is that due to an ongoing
upgrade to the Property Appraisers website/data base, the PDD (who
generates the radius package on behalf of the applicant) has not had
access to the latest information regarding property ownership.
Therefore, when the applicant requested a radius package (for the
original variance hearing) on July 19, 2016 and subsequently when the
City requested one on September 26, 2016 (for the appeal hearing), the
ownership of 131 Oak Lane continued to indicate Sheropa, LLC.
Cypress Shareholders purchased the property on May 17, 2016 with the
Property Appraisers Office receiving the closing information on May 18,
2016. The updated ownership was input by the Property Appraiser on July
29, 2016, which is after the original radius package request by Sheropa
on July 19th.
Please note that the mailed notice to property owners within 500 feet
is deemed by the Code as a courtesy notice and is not grounds to appeal
a decision by the BOA (Sec. 110-28(b)).
