HomeMy WebLinkAboutCommunity Development Department Activities and Projects Status ReportCommunity Development Department Activities and Projects Status Report For Period Ending Friday, October 9, 2009 Activities On Sept. 29, Barry Brown spoke to the 5th and 6th graders at Capeview Elementary School about city planning and the Community Visioning. They were very attentive and had many questions about the City. They were invited to attend the last visioning workshop. The Children will provide their own planning input by way of an art project. They were tasked with drawing a picture of what type of development they would like to see in Cape Canaveral in the future. Some of these drawings should be on display at the Chili cook-off. Chili cook-off – Building Inspector Dennis Clements has been perfecting his chili recipe and sharing taste tests with CDD staff. Although City Council chili will be hard to beat, we are confident that we’ve got what it takes to take the Chili Kettle Trophy on October 10th! Status of Land Use Applications and Site Plans Young Subdivision - The Young’s want to split one residential lot into two. They are waiting until the new plat ordinance is adopted and then use the expedited lot split process. Cape Caribe - The applicant's response to our review comments and revised site plans were received in our office on Sept. 24 and were distributed to staff for review on Sept. 28. Staff review comments are due on Monday Oct. 12. When site plan review comments have been addressed to the satisfaction of staff, the site plan will be scheduled for the Planning and Zoning Board. The earliest the site plans could go to P&Z is on Wed Oct 28, 2009. Staff is currently reviewing the latest draft of the Development Agreement as proposed by Cape Caribe and emailed to us on Sept. 30. At some point staff will meet with Council regarding terms of the Developers Agreement. Finally, the site plans, comp plan amendment, rezoning request, and the development agreement will need to be approved by the Council at a public hearing. Mutter Annexation - Jack Mutter has requested that the City annex his condo project at 315 Grant Ave. (corner of Ridgewood and Grant). A few questions have been identified regarding annexation of a nonconforming property (density, parking, etc.). Staff will confer with the City Attorney and DCA and then meet again with the applicant. Status of Construction Projects Coastal Fuels – Maintenance work will soon begin on the smaller asphalt tank and will consist of: * Cutting a door sheet in the tank for access, * Repairing the floor of the tank, and * Putting in new heating coils This is not structural work and no permit will be required. Monroe Carwash – Construction is underway. The owner of the property changed contractors and the permit was re-issued accordingly. Status of Special Projects Visioning - The next Visioning Workshop is Thursday October 22, 2009. Platting Ordinance - Revisions are being finalized and our intent is to have the second reading of the ordinance on November 3, 2009. Tree Protection Ordinance – Todd submitted a draft of the tree revision committee’s work to the City Attorney’s office. We should have the City Attorney’s revised version on a Council agenda soon. Building Permit Fees Resolution – The new fees went into effect October 1st. So far, we’ve had no glitches and no complaints. New Sign Code – The new sign code went into effect October 1st. We have distributed many copies and have answered many questions. Todd has had two inquiries specifically about electronic sign regulations. International Property Maintenance Code – Todd is reviewing the new 2009 International Property Maintenance Code. He will ask City Council to consider adopting it in its entirety. It would replace the current version adopted by our ordinance (1998 version).
